SUMMARY

The Facility Team Lead will ensure uninterrupted continuity of facility, manufacturing, and support systems and processes throughout the facility. Multi-skilled individual conducts a variety of utilities operation and maintenance activities to optimize utility equipment operation, provide ongoing preventive maintenance and improvement support to a pre-determined maintenance plan, and to ensure uninterrupted continuity of facility, manufacturing, and support systems and processes throughout the facility. 

 

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:

  • Represent company as a management team member, advancing the goals of Safety, Quality, and Productivity, in a food manufacturing environment.
  • Review the ongoing efficiencies of manufacturing and support systems throughout the facility; make recommendations and implement improvements as necessary.
  • Coach team members in proper troubleshooting techniques, maintenance, and repair of plant systems.
  • Support, monitor and expand Preventive/Predictive Maintenance throughout all facility systems and machinery.
  • Utilize CMMS system including work orders, purchase order, inventory control, and equipment history, in performing job tasks.
  • Scheduling, contractor selection, schedule execution and budget management of multiple projects simultaneous. 
  • Ability to work weekends and off hours as needed.
  • Utilize a thorough knowledge in troubleshooting automated packaging machinery operation.
  • Utilize a thorough knowledge in troubleshooting various process equipment including pumps, valves, meters, and mixing equipment.
  • Utilize a working knowledge in troubleshooting hydraulic and pneumatic systems.
  • Utilize a working knowledge in troubleshooting typical facility support systems including steam, hot water, compressed air, and refrigeration.
  • Read and interpret electrical, mechanical, pneumatic, and hydraulic schematics
  • Management of site Building Management System and associated sub-systems
  • Management of all plant infrastructure systems to include:
  • Plant access control system
    • Manage repair and maintenance of plant access control system
    • Plant electrical system
  • Manage plant electrical permit
  • Manage switch gear
  • Upkeep of plant electrical drawings
  • Maintain plant one line
  • Maintain electrical log
  • Coordinate for switch gear service
  • Coordinate for annual infrared inspections
  • Manage required repairs and shutdowns
    • Plant lighting
  • Manage bulb replacement
  • Manage fixture upgrade
  • Manage re-lamp and replacement projects
  • Maintain current fixtures interior and exterior
    • Plant Plumbing and sewer systems
  • Maintain water room equipment
  • Coordinate for backflow prevention testing and repair
  • Monitor water quality
  • Manage waste pumps and pits
  • Maintain hand wash and door spray systems
  • Maintain Site Irrigation
    • Plant security cameras
  • Manage repair and maintenance of plant security cameras
    • Storm sewers
  • Manage annual cleaning and reporting requirements
    • Steam
  • Maintain boiler inspections and certifications
  • Monitor and control licensed team member and retraining
  • Supervise water treatment program and act on advice given
  • Maintain condensate systems
  • Maintain CIP systems
  • Optimize and maintain all steam loops
    • Plant Cogeneration unit (For Massachusetts only)
  • Manage and maintain cogeneration unit
  • Manage and maintain Cogen sub systems
  • Manage and maintain gas skid
  • Manage and maintain gas scrubbing system
    • Air systems
  • Develop air system master plan
  • Maintain oil separators
  • Maintain air compressors
  • Maintain driers
  • Coordinate repairs
  • Monitor and repair all leaks
  • Conduct air system audits annually
    • Refrigeration
  • Manage Chiller and Cooling Tower systems
  • Maintain equipment lists
  • Manage refrigerant program
  • Manage serviceability repair and upkeep of coolers
  • Manage chillers, chiller loops and heat exchangers
    • Bulk systems
  • Maintain rail spur
  • Maintain serviceability of switch
  • Manage and maintain bulk tanks and infrastructure

 

    • Dock doors
  • Coordinate Maintenance of dock doors, dock plates and locks
    • HVAC
  • Manage repair and maintenance of building system
  • Manage filter changes
  • Manage sanitation of HVAC systems
  • Manage duct cleaning
  • Maintain plant building management system
    • Alarm system
  • Maintain infrastructure
  • Eliminate faults and minimize false alarming

Area support

    • Bathrooms, locker rooms and Cafeteria
  • Maintain serviceability of rest rooms and fixtures
  • Maintain locker room fixtures
  • Maintain cafeteria tables and chairs
  • Maintain patios and decks
    • Roof
  • Develop life cycle grid of all roofing systems
  • Manage roof scans
  • Manage repairs and leaks of roof
    • Painting
  • Coordinate for paint and repair of common areas
  • Coordinate with sanitation and other groups for painting and audit preparation
  • Maintain physical exterior appearance of the facility
    • Floor maintenance
  • Manage upkeep of floor systems
  • Replacement of carpet as required
  • Replacement of tiles as needed
  • Coordinate for renovations
  • Maintain exterior walk ways
  • Maintain hallways
  • Maintain side walks
    • Parking lots
  • Maintain serviceability
  • Properly seal
  • Maintain painted areas
  • Maintain drainage
  • Maintain serviceability of lighting
    • Landscaping
  • Manage the upkeep of facility grass to a high standard
  • Manage the upkeep of the facility trees to a high standard
  • Manage the upkeep of the facility flower beds and landscaping to a high standard
  • Manage and coordinate all required facilities inspections and projects
  • Manage plant snow removal program
  • Coordinate with external vendors for facility support
  • Manage facility restroom and sanitation repairs
  • Assist Southborough with Electrical and HVAC contract support

    SUPERVISORY RESPONSIBILITIES

    This position will be responsible for supervision of contractors, vendors and local plant support teams associated with Facility and Utility based projects that are occurring at the Marlborough facility.

    Education and/or Experience

    AS degree in Electrical, Mechanical, or Industrial Engineering or Engineering Technology preferred; Minimum 2-7 years experience in food, beverage, or consumer goods manufacturing plant.

     

    Certificates, Licenses, Registrations

    Ability to acquire a MA Boiler license to operate.
